French printing group Arjo Wiggins is to sell a site for an office park in the Dublin docklands. The 3.7-acre site at East Wall Road could accommodate up to 275,000 sq ft of office space and is likely to sell for more than £6.5 million, according to Stephen Cassidy of Hamilton Osborne King's docklands divison.
Gateway House and its printing premises of over 120,000 sq ft has been occupied for over 30 years by its subsidiary, Wiggins Teape, which is now to relocate to another north Dublin site. The building was previously occupied by Cadburys. The site is close to East Point Business Park but, according to HOK, the planners should permit a high density and will not place a restriction on the type of companies that can occupy space.
Rents of £15 and £16 per sq ft could be achieved in this location, according to the agents. The existing zoning will allow offices, service industries as well as a technology and enterprise centre.
The site has 475 ft of frontage on to East Wall Road and is also close to the junction of Alfie Byrne Road and Church Road. The property is due to be sold by tender on November 19th.
