A site of 4.5 acres with planning permission for 31 detached houses at Grace Park Road, Dublin 9, is expected to make in excess of £5 million when it is sold by tender through agent Joe McPeake. Under the new guidelines laid down by the Minister for the Environment, the purchaser may seek a higher density on the site. In a recent development at nearby Collinswood, the planners allowed 13 houses to the acre, with four-bed semis now selling at £225,000.
Meanwhile, Gunne is suggesting a guideline price of £1.2 million for a refurbished industrial facility and two-storey offices to the front at 15 Barrow Street, Dublin 4. The combined size of the buildings is almost 12,000 sq ft. The property is being sold by Spectrum Print Management, which is moving to City West next May.
