A period four-bedroom house in Sandycove, Co Dublin, is guiding £450,000 (#571,380) prior to auction on May 23rd. 80 Lower Albert Road, on the market through Sherry FitzGerald, is a turn-of-the-20thcentury terraced house with 2,175 sq ft of living space, positioned close to the junction with Elton Park.

Painted butter yellow on the outside and set well back from the traffic, the period terraced house has a colourful interior and a family-oriented layout. It is conveniently located near shops, the seafront and several good schools. Number 44 Albert Road, a Regencystyle semi-detached house, was sold by the same agent for £550,000 (#698,360) after auction last October.

The owners of number 80, who are moving to a larger house about a mile away, have completely revamped the interior in the last couple of years. The Victorian front door opens to a pine-floored hall with two sittingrooms on either side. One of these is used as a study, with built-in bookshelves and a computer desk. Both have marbled stone period fireplaces and working shutters on tall windows. The back of the house is well arranged for family living, with a large kitchen/ diningroom, a smartly-decorated shower room and a playroom with a sunroom extension. The kitchen has terracotta floor tiles and greenpainted timber units with timber worktops, a gas-fired range and a Belfast sink.

The shower room is in deep blue, with a colourful glass block shower cubicle and a blue mosaic-tiled floor. The playroom/sunroom, also in bright primary colours, has a window seat and storage cupboards. Upstairs, off the first return, are the main bedroom, bathroom and - up a couple of stairs - a single child's room. A pretty painted fireplace in the main bedroom is flanked by two windows overlooking the back garden.

The family bathroom next door is also blue, with mosaic tiles on floor and walls, decorative wall mirrors and a free-standing old-style bath. Beside the bathroom is a shelved laundry room which houses the washing machine and dryer.

Two double bedrooms on the top floor overlook the front of the house. Both have period fireplaces. Outside, the back garden, although north-facing, is large enough to accommodate a sun terrace at the sunny end.
