One of the most interesting parcels of land to come on the market this year in the greater Dublin area, 77 acres in the Slade Valley at Blessington Road, Saggart, Co Dublin, has been owned by the same family for over 100 years. It is to be sold by tender through the Gunne agency on June 5th.
The land, which is only 10 miles from the city, comprises 15 acres of farmland which, according to the agents, has development potential for a nursing home, health centre or low density housing. The remainder comprises old forestry and some disused sand pits in a scenic valley which is designated as a conservation area in the South County Dublin Draft Development Plan.
Gunne is refusing to give a guide price but the agency says their clients will look at realistic offers. Valuations of the land may differ, but it has to be worth in excess of £6,000 per acre or, say, £500,000 .
Put another way, the 15 acres are probably worth £20,000 per acre with the balance at, say, £200,000.
Much of the land has stunning view of Dublin city. The river Camac winds its way through the bottom of the valley. The Slade, a popular picnic spot, is known as the location of the St Stephen's Day fancy dress motor cycle autocross.
