Part of Merchant's Arch, overlooking the Ha'penny Bridge, at 47 Wellington Quay, Dublin 2, is expected to make about £550,000 when it is auctioned by Douglas Newman Good on February 24th. The building, at one of the busiest entrances to Temple Bar, has planning for two shops. One of them will have a floor area of 684 sq ft, the other 441 sq ft.

Conversion work will qualify for Temple Bar tax breaks and a remission of rates. The building is being sold with vacant possession of the ground, basement and first floors. The basement has 1,168 square feet. The first floor has almost 760 sq ft in four separate offices. The top floor is leased by a firm of solicitors at £4,700 per annum.
