The premises has a floor area of almost 4,900 sq ft and is rented by Eastern Electric on a 20-year lease from 1992 at a rent of £31,000 per annum. The agents say that as the building is under rented, it should show a considerably better return after the next review. Eastern Electric is a wholly owned subsidiary of Newey and Eyre, which has a network of over 200 branches in Ireland and the UK.
Gunne is also quoting between £1 million and £1.2 million for a retail and office building at Church Road, Ballybrack, Co Dublin, which is producing a rent of £90,200. The building is occupied by Ladbrokes, Movie Magic and Carey Pharmacy on long leases.
