DOUGLAS Newman Good is hoping to secure in the region of £630,000 - representing a yield of 8 per cent - for a new restaurant to open shortly at Meeting House Square in Dublin's Temple Bar area. The new trader, Larry's Piano Bar, will be paying a rent of £55,000 for 2,500 square feet on two levels in the Sycamore Building, opposite The Ark children's cultural centre. The investor will be able to claim 47 per cent of the purchase price in capital allowances. The trader also operates a restaurant at Bedford Street in Belfast.

The same agent is seeking in excess of £350,000 for a three-storey over basement retail and office building at 10 Parliament Street, Dublin 2. The 3,000-square-foot building is being sold by Patton Interiors, which is relocating to Dublin Industrial Estate. There are 864 square feet on the ground floor and parking for six cars in the basement. Because the building is located in the Temple Bar area, the new owner can claim £91,000 in capital allowances. Tenants can avail of double rent allowances and a remission of rates.
