One of the most stunning houses in Dublin, Victoria House on over two acres at Coliemore Road in Dalkey, created a surprise yesterday when it failed to sell at a Lisney auction.

Auctioneer Mr Tom Day invited a crowded auction room to open the bidding at £6 million (€7.6m) and when there were no takers he offered to start at £5.75 million. There was still no response and after moving the starting price to £5.5 million and failing to elicit a bid, he withdrew the property.

Although Lisney subsequently received an offer of over £5.75 million, it announced that the house was still available at around £7.5 million (€9.52). Mr Day said he was confident of finding a buyer "reasonably shortly" for what was easily the best property ever handled by his agency. The former orchard attached to Victoria House, a site of 0.85 of an acre with a separate entrance on to Green Road and with outline planning permission for three houses, was sold under the hammer for £2.1 million (€2.7m).

Victoria House, a three-storey over basement house with wonderful views over Coliemore Harbour, has a separate gate lodge, tennis court and original stable buildings with develop ment potential.

Mr Day had better luck with Cortina, a remodelled Edwardian house on 2.4 acres on Brennanstown Road in Carrickmines, which sold prior to auction for close to £4 million (€5.08m). The six-bedroom house has elaborate reception rooms including a ballroom to allow for entertaining on a grand scale. The beautifully planted grounds include a staff house and a garage for four cars.

In Killiney, another Victoria House, on Victoria Road, was withdrawn unsold at a Douglas Newman Good auction. In north Dublin, HOK is in discussions to sell the late Des Traynor's six-bed detached house at 134 Howth Road in Clontarf after it was withdrawn at £1.5 million (€1.9m).

South Dublin

A four-bedroom detached house, 3 Gosworth Court, Dalkey, was withdrawn at £595,000 (€755,494) and sold later for a higher figure by Colliers Jackson Stops.

Again in Dalkey, a four-bedroom house at Ard na Carraige, Green Road, was withdrawn at auction by Lisney, which is now quoting £1.3m (€1.65).

In Killiney, a four-bedroom detached house and lodge, Druidswood, Ballinclea Heights, was withdrawn by Allen & Townsend, which is seeking offers of £600,000 (€761,842).

In Foxrock, a five-bedroom house at 3 Kilteragh Pines, Dublin 18, was withdrawn and Colliers Jackson Stops is now quoting £750,000 (€952,303).

Nearby, a six-bedroom bungalow on 0.33 acres, Marizell, The Thicket, Hainault Road, was withdrawn at auction and Daphne L Kaye & Associates is now quoting £650,000 (€825,329).

In Blackrock, a five-bedroom house at 18 Waltham Terrace was withdrawn by Lisney, which is seeking £970,000 (€1.23m).

Still in Blackrock, a four-bedroom house, 14 Prince Edward Terrace, was withdrawn by Finnegan Menton, which is quoting in excess of £700,000 (€888,816).

A four-bedroom house at 51 Callary Road, Mount Merrion was withdrawn, and Lisney is now seeking offers in the region of £445,000 (€565,033).

In Sandycove, a four-bedroom house, 80 Lower Albert Road, was sold for £610,000 (€774,540) by Sherry FitzGerald.

North Dublin

In Howth, a five-bedroom detached house on 1.5 acres, Derlamogue, Ceanchor Road, was withdrawn by Lisney, which is now quoting £1.725m (€2.190).

In Kilsallaghan, Co Dublin, 45 acres of agricultural land at Kilcoskan was withdrawn and Bergins is now quoting £850,000 (€1.079).

A three-bedroom house at 23 Cremore Road, Glasnevin, was withdrawn at auction by Douglas Newman Good, which is seeking £350,000 (€444,408).

In Clontarf, a four-bedroom house, 140 Seafield Road East, was withdrawn by Gunne Residential, which is seeking £620,000 (€787,237).

The same agent sold a five-bedroom house, Falcarragh, Holmpatrick Terrace, Skerries, for £515,000 (€653,915).

A three-bedroom house, St Annes, Chapelizod Hill Road, Chapelizod, was sold at auction for £378,000 (€479,960) by Douglas Newman Good.

In Bluebell, a two-bedroom house at 13 Camac Park, Old Naas Road, was withdrawn by Gunne Residential, which is now seeking £250,000 (€317,434).

Dublin 2 and 4

In Ballsbridge, a six-bedroom Victorian semi-detached house at 33 St Mary's Road was sold at auction for £1.425m (€1.809) by HOK Residential.

Also in Ballsbridge, the same agent sold a two-bedroom house at 15 Serpentine Terrace for £415,000 (€526,941).

A four-bedroom Victorian terraced house, 17 Wellington Place, Ballsbridge, was withdrawn and Lisney is now quoting £1.1m (€1.39m).

Nearby, Lisney sold a three-bedroom mews, Heather Mews, 10 Pembroke Lane, Ballsbridge at auction for £805,000 (€1.022).

Still in Ballsbridge, a four-bedroom cottage at 7 Estate Cottages, Shelbourne Road, was withdrawn at auction and Douglas Newman Good is now quoting £380,000 (€482,500).

A four-bedroom apartment at 106 The Sweepstakes, Balls bridge, was withdrawn and is under negotiation through Coonan Auctioneers.

Nearby, a two-storey over garden level Victorian house, 40 Lansdowne Road, was withdrawn at £1m (€1.26) and Bennetts is now quoting £1.3m (€1.65m).

Still in Ballsbridge, a two-bedroom cottage, 11 Estate Cottages, Shelbourne Road, was sold at auction for £265,000 (€336,480) by Finnegan Menton.

An eight-bedroom house, Merrion Lodge, 148 Merrion Road, Dublin 4, was withdrawn and is under negotiation through Lisney.

In Sandymount, a three-bedroom house at 41 Wilfield Road, was withdrawn by Sherry FitzGerald.

Again in Sandymount, a four-bedroom semi-detached house at 28 Durham Road was withdrawn at £600,000 (€761,842) and sold after auction by Sherry FitzGerald.

In Donnybrook, a four-bedroom house, 77a Marlborough Road was withdrawn by HOK Residential, which is now seeking £700,000 (€888,816).

Dublin 6 and 8

In Rathgar, a three-bedroom house, 79 Orwell Gardens, was withdrawn by Harper O'Grady, which is now seeking £270,000 (€342,829).

A five-bedroom town house at 24 Leeson Park, Dublin 6, was withdrawn by Lisney, which is now quoting £1.55m (€1.97).

In Terenure, 63 Parkmore Drive, a three-bedroom semidetached house was withdrawn at £320,000 (€406,316) and sold later by Douglas Newman Good for about £340,000 (€431,710)

Again in Terenure, a period house on 0.366 acres currently in use as a creche, Park House, Ashdale Road, was withdrawn at £800,000 (€1.015m) by Sherry FitzGerald, which is now seeking offers in the region of £1m (€1.269).

At 32 St Alban's Road, South Circular Road, a two-bedroom house was sold at auction for £315,000 (€399,967) by Lisney.

In Ranelagh, a two-bedroom cottage, 10 Colliers Avenue, was sold for £295,000 (€374,572) by Douglas Newman Good.

In Inchicore, a three-bedroom house at 2 George's Villas was withdrawn at £195,000 (€247,598) and is under negotiation through Douglas Newman Good.

Dublin 14 and 16

In Rathfarnham, a three-bedroom bungalow at 21 Hillside Drive was sold at auction for £725,000 (€920,560) by Lisney.

Wicklow

In Greystones, a five-bedroom detached house, St Helen's, Somerby Road, was withdrawn at £680,000 (€863,421) and sold after auction for a higher figure through H.J. Byrne.

A three-bed detached house on 1.5 acres, Sandbanks, Brittas Bay, was sold at auction for £370,000 (€469,803) by Daphne L Kaye & Associates.

Private Treaty

In Rathmines, a four-bedroom Victorian house at 61 Leinster Road was sold by Ganly Walters.

In Blackrock, a four-bedroom house at 21 Mount Merrion Avenue was sold for close to £750,000 (€952,303) by Lisney.

A four-bedroom bungalow, 21 Cherrygarth, Mount Merrion, was sold for about £465,000 (€590,428) by Lisney.

Provincial

In Co Meath, a three-bedroom bungalow on 30 acres, Cloneymeath Farm, Summer hill, was sold at auction for £400,000 (€507,895) by Raymond Potterton.

In Co Kildare, a four-bedroom bungalow on one acre, Liffey View, Celbridge, was sold at auction for £438,000 (€556,145) by Coonan Auctioneers.

Commercial

In Co Meath, 17 acres with residential zoning at Milltown, Ashbourne, sold at auction for £5m (€6.35m) through Property Partners Brady & Co.

A company headquarters, 54 Leeson Street Upper, Dublin 4, was sold after auction by Hamilton Osborne King.
