A gym, cinema, hospitality suite and conference room are all part of new plans for an up-market apartment development at the former OPW site on Lad Lane in Dublin 2.
The €70 million scheme is being developed by Clondean Ltd, owned by developers Francis Rhatigan, Chris Jones and Mark Sloan. The trio were refused permission to build 134 apartments in an 11-storey scheme on the prime site by An Bord Pleanála in 2005. New proposals for the 0.39-hectare site, which is bounded by Wilton Place, Lad Lane and Pembroke Road, comprise 94 apartments in four apartment blocks with a maximum height of 10 storeys.
In addition to a concierge reception, Clondean is planning a gym, cinema and a hospitality suite, which could be used by residents for entertaining or business meetings, according to developer Francis Rhatigan.
The scheme, designed by Shay Cleary Architects, incorporates glazed walls and 110 winter gardens. The majority of the apartments are two and three-beds, with 15 one-beds and two four-beds to be built, if council planners give the green light.
The site was purchased for €22.5 million in 2004 by the developers. Locals, primarily residents of the neighbouring Court Apartments, objected to the previous planning application.
