TEMPLE Bar Properties is expected to seek offers over £800,000 for two floors of the Green Building, on Crowe Street, Temple Bar, Dublin 2, which are to be rented by the UK contemporary fashion designers, Red or Dead. A buyer will be able to avail of 50 per cent capital allowances but will miss the tax year, which has just ended. Red or Dead will be paying an initial rent of £55,000 per annum for the 3,000 square feet at basement and street level, rising to £60,000 within five years. The 20-year lease does not provide for any break options. The shop is due to open early this summer.

Laura Magahy, managing director of Temple Bar Properties (TBP), said it was appropriate that a company as trend-setting as Red or Dead should be taking space in a building as innovative as the Green Building. TBP's plan was to develop the street as a new fashion enclave in Temple Bar.

Established in 1982 by Wayne and Geraldine Hemingway, the Red or Dead label is noted for its distinctive footwear, clothing and accessories collections. The company has 10 shops in the UK and franchises in Copenhagen, Toronto, Tel Aviv and Tokyo.
