Number 45 St Kevin's Park, Dartry, Dublin 6 is a comfortable semi-detached redbrick Edwardian house which will be auctioned by Sherry FitzGerald on Thursday, May 10th, with a guide price of £980,000 (€1.24m).
Number 45 was built in 1902 and has had two owners, the second of whom has been in possession since 1920. A warm, four-bedroomed house, it has nearly all the original features including delicate, square-panelled ceilings in the two reception rooms, wooden mantels and tiled insets to the fireplaces and large, airy windows.
The house is laid out in a pattern familiar to many of the period, with two reception rooms to the left of the hall, and a kitchen area located down a few steps to the rear. The good-sized drawingroom to the front of the house has a rounded bay window.
Behind it, the diningroom is a perfect square room with a huge box bay window looking out to the side. There is a door in one side of the bay leading to a sizeable paved and sheltered area. This leads on to the 120 ft long sunny back garden.
The two reception rooms were originally joined by folding doors and, although the present owner separated the rooms, the doors are still there within the walls and should be easy enough to uncover.
The house has been well cared for by the family, although the new owners will almost certainly modernise in some areas, particularly in the kitchen. This consists of a small breakfastroom leading into an equally small kitchen. There is also a utility room with shower and toilet, and a door into the garden.
Upstairs, there is a spacious half-landing with a bathroom and a bright bedroom which could also make a lovely study or private little sittingroom. Upstairs again, there are three bedrooms off another roomy landing - two large doubles and one small room over the hall door.
Outside the second bedroom window is the roof of the box bay underneath, which originally had a wooden surround. To restore this and plant a container garden on this little balcony would make a lovely project.
Outside, there is an attractive paved and planted front garden with off-street parking and a run-down garage to the side. Both front and back gardens are filled with mature plants, many planted by the present owner's mother-in-law in 1920. She also planted the fine monkey-puzzle tree in the front.
While the house is very comfortable to walk into, it would benefit from some renovation.
