Last May when the Doyle family of Macreddin Village, Co Wicklow, announced their intention to construct 22 large detached houses within the complex of the Brooklodge Hotel, the immediate surge of interest resulted in 10 houses being sold off the plans.
The remaining 10 homes go on sale this weekend through Colliers Jackson-Stops. There are three house styles costing from €1.65 million to €2.05 million.
The 200-acre Macreddin Village, set in a leafy valley near Aughrim with access to miles of woodland paths and trails, includes the hotel, Wells Spa, clubhouse, village shops and Ireland's only certified organic restaurant. The par 72 160-acre golf course has been designed by Ryder Cup winner Paul McGinley. A conference centre and exercise pool are nearing completion.
Built in red cedar and stone, the houses are by Lindal Cedar Homes, a long-established Canadian company, known internationally for detailed craftsmanship. Built iclusters of four, each house, on about a quarter of an acre, has a view of the golf course, fringed by fields, pine trees and distant blue hills.
The showhouse overlooking the 17th green capitalises on its 360-degree view. This is a split level 305sq m (3,292sq ft) family home; rooms on both the ground floor and lower ground floor open onto balcony and decking respectively. A handsome stone chimneybreast accommodates two fireplaces at right angles to each other, giving a focus to both the living and dining area. The Edwin Loxley kitchen has a breakfast bar, Britannica double gas range and wall and floor fittings in light oak.
The main en suite bedroom with bathroom is on the ground floor and there are three more bedrooms on the lower ground floor.
A large room on this floor could serve as recreation or family room. Bathrooms have larger-than-usual cocoon baths with part-glazed fronts and high pressure taps. There are three of these homes for sale, each €1.65 million.
The largest house is a 405sq m (4,359sq ft) five-bed for €2.05 million with soaring ceilings, immense glazed areas, balconies and decking. Three are available.
Four 262sq m (2,820sq ft) three-beds have a bedroom wing on the ground floor that can be closed off completely or opened up to flow into a huge livingroom for American-style open-plan living. They also cost €1.65 million.
Macreddin owners will get two share certificates and two golf club memberships (worth €30,000 each), a golf buggy, and free unlimited use of the swimming pool, gym and sauna.
