The traditional housing estate, with a mix of terraced, semi-detached and detached homes is scarce on the ground now that higher density guidelines are encouraging apartment and duplex living in the outer suburbs.

Leahy Property Consultants this weekend launches an exception to this trend with a new scheme of three-bedroom houses in an assortment of shapes and styles, yards from the Griffeen Valley Regional Park in Lucan, Co Dublin.

The builder is Newlyn Developments and prices at Glenbrooke range from £156,950 (€199,290) for mid-terraced three-beds up to £179,950 (€228,490) for three-bedroom detached houses with an unusual and innovative layout.

The development is fairly small for Lucan, involving just 100 houses with 40 of these on sale from Saturday. The scheme adjoins the site of a proposed new school, local shopping centre and a community centre. For sale this weekend are 16 mid-terraced townhouses from £156,950 (€199,290) with three bedrooms and 970 sq ft of living space. These have a brick frontage and a traditional interior layout, with the sittingroom to the front and doors opening to a Shaker-style kitchen/ diningroom. The bathroom and three bedrooms are upstairs.

There are also 16 of the much larger three-bedroom end terrace houses of 1,060 sq ft, priced from £162,950 (€206,900). Double-height bay windows separate this house-style from the mid-terraces and there is a large extended kitchen/diner with patio doors from the dining area. Three-bedroom corner houses, both detached and semi-detached, are of a very unusual design. There are four of each type and prices are from £173,950 (€220,870) for the semi-detached version and £179,950 (€228,490) for detached houses. The L-shaped houses have an attractive brick finish on front and side walls and a roof-high corner window which floods the stairwell with light.

Front gardens at Glenbrooke will be fully landscaped, with lawns levelled and seeded at the back.
