The auction of a large detached house on Ailesbury Road in Dublin 4 was postponed late last week because of problems relating to the title. Number 16, a six-bedroom Victorian house with mews potential, had been expected to make over £3 million under the hammer. However, selling agent Robin Palmer of Gunne cancelled the auction when questions arose over the title.

The matter is now with the vendors' solicitors and, according to Mr Palmer, is expected to be cleared up shortly. He then intends to hold a private auction as, he says, a number of potential buyers have emerged for the 5,700 sq ft house. Number 16 is next door to the house owned by former Taoiseach Albert Reynolds. A solid Victorian house with good reception rooms, it is in need of refurbishment. There is plenty of off-street parking in front of the house and mews potential to the rear of the 140 ft garden.

Elsewhere in Ballsbridge, a three-storey over basement house in four units at 42 Haddington Road was withdrawn by Sherry FitzGerald and sold later for about £600,000.

Also in Ballsbridge, a threebedroom mews house at 3 Ambassador Court, Pembroke Lane, was withdrawn by Toole McKay, which is quoting £600,000.

In Sandymount, a three-bedroom semi-detached house at 15 Durham Road was withdrawn at £510,000 and sold later for more than £520,000 through Bennetts.

A two-bedroom townhouse at 6 Morehampton Square in Donnybrook, Dublin 4, was withdrawn at £300,000 and sold later for a higher figure through Lisney.

South Dublin

In Dalkey, a two-bedroom house, Marine Villa, Coliemore Road, was sold at auction for £355,000 through Sherry FitzGerald.

In Sandycove, 6 Ballygihen Avenue, a four-bedroom semi-detached house was sold at a Gunne Residential auction for £610,000.

A large detached six-bedroom house on 0.57 acres, Lodge Park in Dun Laoghaire, has been sold for over £875,000 by Sherry FitzGerald following its withdrawal from auction last month at £750,000.

Lisney is quoting £495,000 for 72 Booterstown Avenue, Blackrock, a four-bedroom semidetached house following its withdrawal from auction.

Dublin 6 and 8

In Clonskeagh, Dublin 6, 1 Vergemount Hall, a four-bedroom Victorian semi-detached house was sold at a Lisney auction for £925,000.

Meanwhile, a two-bedroom mews house, Woodbine Mews, at 1a Vergemount Hall, was withdrawn by Lisney which is seeking £350,000.

A four-bedroom bungalow at 15 Princeton, Ardilea, Clonskeagh, was withdrawn at £600,000 and sold later for a higher figure through Gunne Residential.

A four-bedroom semi-detached house at 65 Rathfarnham Road, Terenure was sold after auction for over £760,000 by Douglas Newman Good.

In Rathmines, a four-bedroom semi-detached house at 40 Fortfield Terrace was withdrawn at £425,000 and sold later for a higher figure through Douglas Newman Good.

In Ranelagh, 72 Moyne Road, a four-bedroom Victorian house, was sold at auction for £665,000 through HOK Residential.

Off the South Circular Road, a three-bedroom villa-style house at 8 Carlisle Street, was sold prior to auction for £370,000 through Sherry FitzGerald.

North Dublin

In Malahide, a Victorian fourbedroom detached house at Streamstown Lane was withdrawn by Lisney which is quoting £850,000.

In Howth, Co Dublin, Greys Lane, a 0.25-acre site with planning permission for a detached house, was withdrawn by Lisney which is quoting £450,000.

Wicklow

In Greystones, three sites which have planning permission for three detached houses on Church Road were withdrawn at £600,000 and sold later for a higher figure through Colliers Jackson-Stops.

Four sites with outline planning permission for four houses at Rocky Valley, Kilmacanogue, Bray, were withdrawn at £750,000 and sold later for a higher figure through JacksonStops.

In Manor Kilbride, a four-bedroom bungalow on 18.5 acres, Ballyward Lodge, was withdrawn by Sherry FitzGerald which is quoting £795,000.

Provincial

A four-bedroom farmhouse on 145 acres, Cooltown House in Enfield, Co Meath, was sold at auction for £1.61 million through J P & M Doyle.

In Co Laois, a 22-acre residential farm at Winfield Cottage, Rathleague, Greenfields, was withdrawn at £330,000 and is under negotiation through Ferris O'Reilly.

In Co Leitrim, Quinn Bros auctioned two properties: at Aghavore, Carrigallen, 45 acres with two stone buildings was withdrawn at £90,000 and quoting £140,000, while 30 acres at Drumbed, Ballinamore, was withdrawn at £45,000 and now carries a quoting price of £75,000-plus.

Commercial

A freehold residential shop unit at 42 Dunville Avenue, Ranelagh, Dublin 6, was sold at a Lisney auction for £630,000.

In Dublin 7, a shop premises with offices at 97 Cabra Road was sold at auction for £520,000 through Colliers Jackson-Stops.

In Finglas, Dublin 11, The Tara Tavern pub at 34/37 Main Street was withdrawn and is under negotiation through Gunne Commercial.

In Raheny, Dublin 5, The Green Dolphin public house at 411 Howth Road was withdrawn at £2 million by Morrisseys which is quoting £2.45 million.

In Dublin 1, 42 Middle Abbey Street, a commercial property with planning permission for a public house, was withdrawn by Hamilton Osborne King which is quoting £1.25 million.

In Skerries, Co Dublin, 70 acres of development land at Loughshinny was withdrawn at £1,150,000 and is under negotiation through Toole McKay.

In Co Kildare, a shop premises called Vivo at The Square, Ballymore Eustace was withdrawn at £250,000 and sold later for a higher figure through Colm McEvoy.

Elsewhere in Co Kildare, 13.75 acres of development land at Derrinturn Village, Carbury, was withdrawn by Gerard Brady & Co.

In Dunboyne, Co Meath, a 0.5 acre site with commercial zoning was sold at auction for £670,000 through J S Fox.

Kehoe & Associates sold The Old Mill public house at Taghmon, Co Wexford, after auction.

A residential newsagents, Fairgreen, Rathdrum, Co Wicklow, was withdrawn by RemaxGarden County which is quoting over £475,000.

In Trim, Brogans public house in High Street was sold at auction for £1.15 million through Sherry FitzGerald Royal.

In Co Tipperary, John M. Gleeson auctioned two properties in Thurles: a restaurant premises, Pinocchios on Friar Street, was withdrawn and is quoting £50,000 while a garden centre on two acres was withdrawn. The quoting price is now £250,000.
