A low-rise development of 30 one-bedroom and two-bedroom apartments comes on the market this weekend at Esker Lane, Lucan, Co Dublin. The location, at the end of a quiet road and less than half a mile from Lucan, will guarantee keen interest, as sites so close to the village are a rarity. Prices start at £121,850 for one-bedroom top floor units. Two-bed apartments on the first floor cost from £141,850 and there are ground floor two-bedroom apartments with small gardens starting at £169,850.
Anley Court has been developed by Village Homes at the rear of the local Telecom offices, on a two-acre site which was previously the garden of a private house.
The apartments for sale are part of a small infill development of 52 townhouses and apartments designed around a central garden.
The 22 townhouses were sold at the initial stage, mostly to local purchasers and the sale of 30 apartments will complete the development. These are expected to be ready for occupation by the end of September, according to the agents, Lisney.
Mature ornamental trees have been preserved from the original house and provide good screening from existing properties on Esker Lane. The site is approached by a long driveway with security gates at the entrance, and this is lined with well-established evergreen trees and bamboo. There is an additional pedestrian entrance which also has security gates.
Anley Court is an excellent example of how relatively high density housing can work well if the design is good. The square-style layout creates an impression of spaciousness despite the fact that the townhouses have very small front gardens and the apartments open on to a pedestrian walkway. Purchasers may also be attracted by the golfing and fishing activities in this area and the special amenity status of the Liffey Valley.
The smallest apartments are on the top floor. One only, measuring 610 sq ft, is priced at £121,850 and the remaining larger 730 sq ft units are priced from £145,850.
These are one-bedroom, but an additional study off the sittingroom could serve as a guest bedroom. There are attractive sloping ceilings and large recessed balconies off the sittingroom. The bedroom is double-sized, with an en suite shower, and the kitchen has two windows overlooking the trees at the back of the development.
