Santry: from €375,000: A new phase of apartments launches today at Milner's Square, a scheme by Laragan Homes at Shanowen Road, Santry, Dublin 9.

Hooke & MacDonald is taking bookings at an on-site marketing suite and show unit. Prices start at €375,000 for two-bed apartments of 71-88sq m (764-945sq ft). Duplexes with two bedrooms and 95sq m (1,020sq ft) are from €415,000.

Shanowen Road is a turn off the main airport road leaving the city, close to the amenities of Santry Demesne. Bus services are good, and the M1 and M50 are nearby. A proposed Luas route passes through Santry.

Fifty units are available for sale in this phase of Milner's Square, out of 300 in the entire development. Sixty apartments were sold last November in phase one and completions are scheduled for spring 2007.

Laragan has installed an integrated cabling system in all apartments and duplexes, co-ordinating telephone, broadband, sound systems and television services in a central hub. Owners will be able to use their mobile phones as a remote control to activate the alarm, heating and lights.

Internal doors are ash veneer and interiors will be painted ivory throughout. Alno kitchens in vanilla gloss come with polished granite worktops, glass upstands and brushed chrome handles.

A full range of integrated appliances is also part of the package, restricted to those signing contracts within 21 days. Bathrooms are fitted out with sleek modern white ware, with power showers and extensive tiling. Both kitchens and bathrooms have wall and floor tiling as standard.

Sockets and door handles are brushed chrome and downlighters are fitted in sittingrooms, bathrooms and hallways. Gas central heating is installed and windows are made from composite aluminium and timber.

One designated car-parking place is allocated to each unit, with ample visitor car-parking. Viewing extends from today to Sunday.
