Blackrock: from €530,000The last five units at a high-spec southside scheme near Blackrock village hit the market this week, writes Kate McMorrow

Commuters driving through Blackrock during the past year will have followed the progress of Frascati Hall, a small McInerney development of 42 apartments, taking shape behind a hoarding on the corner of Sweetman's Avenue and Frascati Road.

The development is now visible from the main road and almost completed. Given the location, no-one will be surprised to learn that almost all the apartments have been sold as building progressed.

In the final phase, Hooke & MacDonald is selling the last three two-bedroom apartments and two glamorous penthouses impeccably fitted out by designer Clodagh Conroy. Prices are €530,000, €540,000 and €550,000 for three two-bed apartments of 57-63sq m (620-680sq ft). Two two-bedroom penthouses of 86-88sq m (925-945sq ft) are €900,000; each comes with an underground car-park space.

The standard two-bedroom apartments have a good fit-out, with gloss kitchen units topped with granite and a full range of appliances included. The living area is open-plan, with sitting and dining areas and a compact kitchen at one end. Doors open to a glass-sided sit-out balcony, tiled and with a timber balustrade. The largest bedroom is en suite.

Developer McInerney's has included an interior specification for the penthouses that is as good as it gets. Great views over the village and bay from the windows and roof terraces are an instantly attractive feature.

Ceilings are high and oak laminate internal doors are taller than usual. Both penthouses have large roof terraces facing south, paved and with raised planters filled with evergreen shrubs.

Dark oak floors in living, hall and bedroom areas create an opulent look. Kitchen floor tiles are marble. Recessed downlighters and chrome sockets and switchplates are also standard.

High-gloss kitchen units have granite worktops and splashbacks. Siemens appliances include an oven, hob, fridge-freezer, dishwasher and washer/dryer. Bathrooms are also up to standard, with Vogue sanitary ware and porcelain tiles.

One car-parking space is included with each penthouse, with an option to buy a second space. Owners on lower floors can buy a car-parking space for an additional €25,000 - just two remain for sale.

General landscaping is in place and an inner courtyard has a water feature, barbecue pagoda, low planting and bamboo. One of the two-bedroom apartments faces onto the courtyard, while the remaining two look south-west onto Sweetman's Avenue.

Apartments and penthouses for sale in this phase are ready to go and closing is possible before Christmas, says the agent. Viewing is by appointment.
