DEAN Properties has failed in its appeal to An Bord pleanala for planning permission to develop 214 houses on a 35-acre site between Brennanstown Road, Lahaunstown Lane and The Old Bray Road, at Cabinteely, Co Dublin. The board said the density of six houses per acre would be excessive having regard to the planning history of the site, the availability of piped public services and the pattern of development in the area. The board also cited the amenity features of the Shanganagh River Valley and Druids Glen but acknowledged that the site consists mainly of lands zoned for residential use.
Near the city centre, the board has also confirmed Dublin Corporation's refusal to grant planning permission for 135 apartments and two levels of underground car-parking at 28/31 Conyngham Road, Dublin 8. The development was to have been four and five storeys high fronting on to Conyngham Road and eight and nine storeys on to the River Liffey. The board said the development, by reason of its height, mass, scale and excessive length below podium level, would constitute a visually dominant form of development on a site which was included in a designated conservation area. It would also interfere with views of the Wellington Monument and the wooded slope of the Phoenix Park. The board also held that the residential scheme would endanger public safety by reason of traffic hazard due to inadequate parking provision within the site, which would give rise to on-street parking.
