Around The Block: Major ‘fixer-upper’ surpasses its reserve by €230,000 at auction

Last week we previewed a selection of Allsop Space houses that had strong potential – with a little work – as residential houses in great areas. So how did they fare at auction in the RDS on Tuesday?

Perhaps the biggest fixer-upper was Phoenix Hill, a Georgian period house in a parlous state on one acre sharing a boundary wall with the Phoenix Park with oodles of potential. Its reserve was €350,000, but it went for €580,000. Whoever buys it will need change left over for the refurb.

Another interesting proposition was 100 Lower Drumcondra Road, a handsome mid-terrace five-bed house with a one-bed annexe and a two-bed mews that had been guiding between €500,000 and €550,000. It was withdrawn prior to auction.

Lot 56 was 8 Seafort Parade, Blackrock, a mid-terrace house adjoining Blackrock Park currently in three bedsits with a reserve of €250,000. If went under the hammer at €410,000.

And 67 Hollybank Road, Drumcondra, a fine Edwardian currently in seven units, started at €275,000 and sold at €340,000.

Allsop Space took in a total of €11.2 million on the day on sales of 93 properties out of 115 properties in the auction catalogue.
