Dublin 6: €700,000Built in l910, with the distinctive features of its time intact and in walk-in condition, number 4 Tower Avenue, Rathgar, Dublin 6, has come on the market for the second time in two years. The present owners, who bought it then for €595,000, have completed what was an already extensive refurbishment and just recently, added a fitted kitchen.

It is back on the market through Douglas Newman Good which is guiding €700,000 prior to auction on June 16th.

Secluded in the heart of Rathgar, 4 Tower Avenue is a mid-terrace redbrick house with three/four bedrooms, two reception rooms and kitchen/breakfastroom over a floor area of some 115 sq m (1,240 sq ft). The rear garden is a landscaped oasis of low-maintenance pebbled and shrub-stocked calm, kept private by surrounding mature trees.

The pastel colours used throughout the house fit well with the original polished floorboards and the modern touches harmonise with the original windows, internal doors and cornicework. All of the fireplaces function and have been brought back to their original condition.

The fireplaces in the interconnecting drawing and diningrooms are distinguishing features in both rooms: in the drawingroom to the front of the house, which has a bay window with the small-paned glass detail typical of its time, the fireplace is grey slate with a tile inset. The diningroom fireplace is in cast-iron with a decorative dark-red tile inset. Primrose coloured walls offset the polished timber floorboards in both rooms and there are cornices and picture rails. French doors leads from the dining roomto a rear decking area which leads, via steps, down to the garden.

The polished timber floor in the entrance hallway has a sense of elegant durability about. A dado rail continues on up the stairs and a gentle arch marks where the rear part of the house begins. There is a downstairs guest toilet.

Large terracotta tiles cover the kitchen floor and the Shaker-style fittings, in situ less than six months, include a variety of storage options. Two windows overlook a patio and an Aga has been fitted into the chimney breast. A niche off the kitchen has been made into a utility area with Franke sink, washing machine and dryer. The hot press is off the kitchen.

The first of the bedrooms is on the return and has a window overlooking the rear garden. The family bathroom, which has tongue and groove panelled walls and blue decorative tiles, is also on the return. The floor here is polished timber and there is a deep bath with fitted shower , toilet and wash-hand basin.

The first floor landing gets a lot of light from a Velux. The main bedroom, to the front, has a wide window and benefits from having had a small, adjoining bedroom converted for use as a dressingroom. There is a cast-iron fireplace with tiled inset. Another rear bedroom also has a cast-iron fireplace with inset tiles - and a window overlooking the back garden. The railed front garden has been landscaped with a variety of low shrubs and bushes.
