The four-year-old Flagship Shopping Centre, in Bangor, Co Down, is to be offered for sale at over £15 million through Lambert Smith Hampton. The complex, which is owned by four northern investment companies, has 150,000 sq ft of retail space on two levels and is producing a rent roll of £1,152,500. The rent is expected to rise to £1,229,000 when a few remaining units are let. When fully let, it should produce an initial yield of around 8 per cent. There is also a multi-storey car-park for 500 cars. The tenants include Dunnes Stores textiles and household goods, CoOp Foodstore, Argos, Iceland, Adams childrenswear, Radio Rentals and Sports Division. The agents say there is considerable potential for rental growth as the initial lettings were off a low base of about £35 per sq ft for zone A whereas recent lettings have been at £40. The first rent reviews are due next November.
