WITH investment properties in short supply in Dublin, Collier Jackson Stops expects investors to show interest in a modern office and warehouse at the Edgewater Office Park on the shores of Belfast Lough. The agency is seeking £1.2 million for 18,000 square feet of B-1 type space, which is currently producing £110,000. This price equates to a yield of 8 per cent. The tenants, which are all on long leases, include Manulife, Maersk, Sybex and Thorn. The second phase of the scheme - involving 14,000 square feet - is almost complete. It is expected to make about £1 million. The agency is also seeking offers of over £800,000 for 20,000 square feet of modern warehousing, which is producing a net income of £65,000 per annum. The tenants include Lloyds Chemists and Siemens.
