Apartments from €155,000 to €250,000-plus are launching at Sallins, Co Kildare through the Hooke & MacDonald agency. Show units open today until Sunday at Mill Bank, where 50 one, two and three-bedroom apartments are for sale in phase three.
Developer William Neville & Sons will eventually build a mix of apartments, duplexes and townhouses on this large-scale site, which is off the Slane Road in the centre of the village. While the approach to the site is off-putting just now, there are plans to restore the derelict period house bordering the main road.
Sallins village is becoming populated by young city commuters, who enjoy the picturesque barges on the canal bank and the quaint village taverns at weekends. The award-winning Bridgewater restaurant attracts visitors from the surrounding area.
The Arrow Rail station, minutes from the site, is a great incentive.
Exteriors of the three-storey blocks are of variegated brick and render, with free on-ground parking around the buildings. The blocks currently for sale will look directly across a lawn to the canal, once existing hedgerows are removed.
From €155,000 buys a one-bedroom apartment of 43 sq m (460 sq ft). The majority are two-bedroom units of 62 sq m (670 sq ft), priced from €188,000.
These have an open-plan sitting/diningroom and small kitchen off. A classic timber and slate fireplace is a standard item and kitchen walls are clad in attractive patterned mosaic tiles. Appliances are not included.
Off the sittingroom is a tiny decked balcony or ground floor patio, barely large enough for an upright chair.
Both bedrooms have fitted wardrobes, with one standard double room and one single room. The bathroom is off the inner hall and there is a small storage cupboard.
On the top floor are three-bedroom apartments of 105 sq m (1,130 sq ft), costing from €250,000.
Sitting/diningrooms are very large and bright, with a good-sized kitchen-breakfastroom off and standard fireplace.
Pinched balconies not large enough to fit a table and chairs spoil the effect of the spacious living area.
Two of the bedrooms are doubles - one of these just about - and there is one single bedroom. An en suite shower room with attractive blue mosaic wall tiling leads off the main bedroom.
There is an abundance of public open space towards the canal bank and the grounds should be impressive when the landscaping is completed.
To make the most of the site's extensive canal frontage, William Neville & Sons hope to create a small marina and walkways for the canalside grounds.
Annual maintenance charges have not yet been set for this phase, but existing resident charges are around €700 according to the selling agent. Apartments booked this weekend are expected to be ready for occupation from the end of the year onwards.
