Dublin 6: €6mThis extended five-bedroom house is in one of the leafiest roads in a tree laden neighbourhood, writes Bernice Harrison
In an area that is full of leafy roads, Orwell Park stands out as one of the leafiest.
It's lined with trees as well as substantial houses that differ in style - though not too much in size - because of the way the road was developed in the Victorian era.
Number 7 is one of two built at the same time - in 1884 - and it's very much a house of its time. Solid, red-brick with several rooms, high ceilings, and with five bedroom and 335sq m (3,600sq ft), it is firmly in the large, family home category.
It is for auction through Sherry FitzGerald on October 24th with an AMV of €6 million.
The owners have lived here for five years and during that time have carried out an extensive renovation programme, ending three years ago with a large Amdega conservatory extension that runs nearly the whole width of the house where they then fitted a contemporary, particularly high spec kitchen.
The attractive pitched-roof porch opens into a wide hall way. Off it, on either side, are two rooms: to the left a livingroom, to the right a formal diningroom with space for a table that seats over a dozen people and that opens via double doors into the new kitchen at the back of the house.
These reception rooms have been decorated in a traditional period style.
Also on this level is a family room with a more contemporary style as it features a stainless steel gas fire, and there's a home office which, due to the addition of the conservatory, is now an internal room.
The pitched-roof conservatory - complete with electric window blinds - is home to the airy eat-in kitchen.
It is fitted with a glossy cream Alno kitchen topped with granite and as the owner is a keen cook, it features all the extras such as three Gaggenau ovens, induction hobs and a steamer, integrated Miele espresso maker, wine fridge as well as a double American fridge.
Off this is a well-fitted utility room and a shower-room.
Upstairs, over two levels, are five bedrooms, four of which are large doubles, as well as a family bathroom and a showerroom accessed from both the hall and the main bedroom.
The back garden is 27m long and to the front is parking for several cars. As this is a semi detached house, there is a side entrance.
