Co Wicklow: from €355,000: Kate McMorrow previews a new scheme close to the village of Delgany

Three-bed semis and two-bedroom townhouses near the centre of Delgany village will interest young couples keen to move back to the area.

As its name suggests, Convent Court is being built on lands formerly belonging to the nearby Carmelite convent. Hamilton Osborne King will be taking bookings for the first 14 units from noon today.

Prices start at €355,000 for nine two-bedroom townhouses of 80 sq m (862 sq ft). Five three-bedroom semi-detached houses of 96 sq m (1,038 sq ft) are priced from €415,000. The location is the main draw for this Town Park Estates scheme, with the high specification fit-out a welcome bonus.

Located on Convent Road a minute's walk from the village, this is a fairly small development of 58 units, spread among townhouses, semis and apartments. Viewers will be impressed by the bright accommodation, upmarket kitchens and good-sized gardens. Oven, hob and extractor, washer/dryer, dishwasher and fridge-freezer are included in the purchase price.

Two-bedroom townhouses open into a small lobby, with the extra space added to the front sittingroom. Interior designer Macadam Roe has decorated the showhouse in contemporary style to suit the likely profile of the majority of buyers. A very smart inset fireplace is fitted in the sittingroom and a guest toilet is off this room.

Double doors with leaded glass panels access the kitchen/diningroom. Here, ivory painted units have brushed steel handles and appliances are built-in. Worktops are polished granite. The steel funnel extractor with glass edging is particularly attractive. French doors open from here to a good-sized back garden.

The two bedrooms are both doubles with built-in wardrobes and the bathroom is spacious.

Three-bedroom semis close to the entrance of the estate are three-quarters tumbled brick and render. Windows are large, allowing maximum light throughout. Off the hallway is a large accessible guest toilet.

The stone fireplace is standard and a very large window overlooks the front garden. At the back of the house is a kitchen/diningroom with smart cherrywood units, granite worktops and a full range of built-in appliances.

The builder has added a conservatory off the kitchen which is not a standard item, but can be added if required. Upstairs, two of the three bedrooms are proper double rooms, with a small single bedroom to the front. Wardrobes and/or shelving are fitted and there is an en suite shower room with heated towel rail off the main bedroom. The family bathroom is also a good size.

Gardens will be seeded to the front and levelled to the rear, with timber fencing. Some of the houses will be ready to move into in a few month's time. Others will be finished by October this year, according to a spokesman for Town Park Estates.

Residents will pay an annual maintenance fee, not yet decided. Viewing is today, Friday and over the weekend.
