Dublin 8: from €390,000: Gunne New Homes is marketing the final phase of apartments at Cathedral Court on New Street, Dublin 8, with one-bedroom units starting at €390,000.

New Street is a short street linking Patrick Street to Clanbrassil Street and the development is located about 200 yards beyond St Patrick's Cathedral. Just 25 units remain in the six-storey development, which is nearing completion, and residents of these last units will be able to move in before Christmas.

In total there are 107 apartments and some live/work units set around a landscaped courtyard. The development will also have have offices, a restaurant, shops and a crèche. Two show units will be open from today and over the weekend.

Designed with young professional buyers in mind, the apartment complex already has a nice sociable feel to it and it is easy to imagine conversations starting up from balcony to balcony, overlooking the gardens.

However, with rents picking up around the city, the Cathedral Court units might well be snapped up by investors who could get over €1,000 per month for one-beds and €1,400 for two-beds. Car parking spaces cost an additional €40,000 and are available only with the two-bedroom units.

The units are bright and spacious with a reasonable amount of storage space and some nice touches like good deep balconies and quirky angled windows in the kitchens.

One-bedroom units have around 50sq m (538sq ft ) and are priced from €390,000 according to selling agent Owen Reilly. A handful of larger one-beds range from €420,000 upwards to the mid €400,000s depending on which floor they are on. The two-bedroom apartments have 70sq m (753sq ft) of living space and are priced from €480,000 to €500,000. A number of larger two-beds will start at around €550,000.

The development is spread over four blocks, and each floor is serviced by a lift to the basement car park. Features include contemporary fitted kitchens, en suites and balconies with most units.

According to the agent, kitchens will have integrated appliances including a hob, oven, fridge/freezer and washer/dryer for those who return their contracts within 21 days.

There are floor-to-ceiling windows in the livingroom and bedrooms that maximise light and floor and wall tiling is standard in the bathrooms.
