Credit where credit's due - when locals go on a waiting list for a new homes scheme in their area, the developer must be doing something right. Today, Gannon Homes is launching 24 four-bedroom houses in the first phase of Robs Wall, a stunning new development across the road from the beach in Malahide, Co Dublin. Selling agent Sherry FitzGerald New Homes has logged over 300 enquiries, mostly from local residents.
Prices start at €695,000 for these 186 sq m (2,000 sq ft) three/four-storey houses, which have an exceptionally high quality finish. Floor and wall tiling, smart Alno kitchens with granite worktops and Neff appliances and extra-high ceilings with cornicing are some of the luxury touches included as standard at Robs Wall. Brass and chrome plug and light sockets are also standard and a safe will be fitted where the owner wishes.
This new development is part of a large seafront site earmarked for new homes, with around 500 units in a mix of houses, apartments and duplexes planned. The site is just south of the village in a scenic area popular locally.
Malahide residents famously want to stay a lifetime in their village and who can blame them? With the DART, water sports and a genuine village atmosphere, this is one the most desirable locations north of the city.
The terraced houses are designed by architects Conroy Crowe Kelly in a gentle curve. Exteriors follow this theme, with railed flower balconies, stone cobbles and granite door porticos.
Inside, the accommodation is laid out over four floors, with a number of half landings and plenty of period-style nooks and crannies. There are three styles of layout to choose from. Typically, there is an entrance hall with chequered floor tiles and two bright windows. Off the hall is a good-sized family sittingroom, with a study/home office and guest shower room at garden level.
The kitchen/breakfastroom on the first floor return is a smart contemporary space with an island unit and two windows overlooking the back garden. Up a few steps is a formal sitting/diningroom with two tall windows and a marble fireplace.
The bedrooms take over the top two floors and some have good sea views. All the bedrooms are fitted with cream-panelled wardrobes. There is an en suite shower off the main bedroom and an all-white family bathroom. Manageable town-sized gardens come with each house, ready seeded, with tiny front patches fully planted.
Communal green areas and tree-lined avenues are already taking shape around the development. Bin bays and bicycle storage is provided for mid-terrace houses.
The annual management charge has not yet been firmed up, but is expected to be in the region of €500 to €600. Houses booked in this phase will be ready to move into from December onwards.
