Dublin 15: from €370,000A new phase launches today at Royal Canal Park, a Ballymore development by the Royal Canal in Dublin 15.

Hooke & MacDonald is taking bookings for another 30 apartments at this smart contemporary scheme, which has changed the face of what was a neglected area, four miles north of the city centre by the River Tolka.

Prices start at €370,000 for good-sized two-bedroom apartments of 70-80sq m (750-860sq ft). Three-beds of 86-94sq m (920-1,050sq ft) cost from €405,000. Four-bedroom apartments of 107sq m (1,150sq ft) are priced from €450,000.

The quality finish that is a trademark of Ballymore Homes has proved a strong selling point at Royal Canal Park. Five and six-storey buildings have extensive glazing, with steel and glass balcony sides and zinc roofs. A variety of interior layouts allows purchasers a degree of choice.

Swish contemporary kitchens are open-plan to sitting/diningrooms, allowing light from tall windows to flow through. Most two-bedroom and all three-bedroom apartments have an en suite shower off the largest bedroom. Store rooms are also provided - a must with apartment living. One car-parking space is included in the price.

Plans for a gym and leisure spa and crèche on the site, due for completion in 18 months time, are added attractions. A bus stop is located within the development and a train station is planned. Interior specification is impressive. The white gloss kitchens have walnut-look worktops, aluminium handles and under-cupboard lighting. Mirrored splashbacks add a stylish note and integrated steel appliances are included.

Bathrooms come with chrome fittings, walnut-look shelves, storage units, bath panels and limestone tiles. Downlighters are fitted in halls, kitchens and bathrooms. Upgrades, such as an integrated microwave, washer/dryer and frameless glass shower screens, can be arranged at additional cost.

Designed by architects CZWG, McCrossan O'Rourke Manning and Murray O'Laoire, Royal Canal Park is being built in planned stages with all facilities in place for each section. When completed, the development will be the size of a small town, with 1,200 apartments and townhouses on the site. The main entrance off Ratoath Road has a tree-lined main avenue leading to a town square and down to the canal. A park with man-made lakes will provide plenty of open space.

Already, a footpath has been laid along the Royal Canal and trees and shrubs have been planted. Towards the final stage, a marina will accommodate narrow boats for private and commercial uses.

Completions are scheduled between now and early 2007. Viewing extends from noon today to Sunday.
