Clondalkin: from €280,000: An apartment scheme in Clondalkin with Section 23 tax breaks is launching today with Douglas Newman Good. A Pierse Homes project, Rosebank Court is under construction on the banks of the Grand Canal at New Nangor Road, adjacent to Clondalkin village.
Prices start at €280,000 for 52 sq m (560 sq ft) one-bedroom units. Two-bedroom apartments of 56-67 sq m (604-720 sq ft) cost from €305,000. Three-bedroom apartments of 82-84 sq m (883-905 sq ft) are priced from €360,000. Prices include one car space per unit in an underground car-park. Architect Anthony Reddy Associates has distributed the 108 apartments among four four-storey blocks surrounded by landscaped communal areas. Each unit has a south-facing orientation, with lifts from the underground car-park.
Standard features at Rosebank Court include electric heating, cherry alder kitchen units and a full range of integrated appliances. Wardrobes are installed in all bedrooms and windows are extra-large. There are en suite bathrooms in most of the two and three-bedroom apartments.
The development is within walking distance of Clondalkin village and beside the old Lough and Quay. There are plans to upgrade the canal bank with a jetty and public walkway, to which residents will have direct access through a gated pedestrian entrance.
The location is a good one for investors, with business parks and employers such as Wyeth in the vicinity. The Arrow commuter rail link services the city and Luas is expected soon.
