A newly-built detached house close to the village of Delgany, in Co Wicklow, has plenty of old-style charm along with modern efficiency and comfort. Araglin, Riverside, Delgany, is a large house of around 3,500 sq ft and it stands on an acre of grounds with a stream running through it. Scheduled for auction through Gunne on June 29th, it is likely to make over £700,000. The owner-builder of Araglin (the house is named after a Co Cork river) has put a great deal of imaginative care into its creation. With reception rooms on both the ground and first floors, there is also a fully-equipped kitchen, which is almost 20 sq ft, a laundry shoot, reception hall with large brick-built fireplace and six bedrooms.

The steps to the front entrance are of sandstone with a celtic motif at the top of which the door opens to a porch with a multi-coloured tiled flooring. The reception hall is a generous 20 ft by 11 ft and has a fireplace housing a solid fuel burning stove. It has an overmantel made from a polished-up railway sleeper. A pair of pine, double doors with coloured glass insets open into a diningroom where there is a curved, cast-iron fireplace with wood surround. Next to this are a bedroom and study, both with polished timber floors. A third bedroom has a shower en suite which has quarry tiles, ochre-coloured walls, toilet and wash-hand basin. A guest lavatory off the hallway has more quarry tiles in a soft, russet-gold colour. On the ground floor, too, there is a family bathroom and a utility/laundry room. The kitchen/breakfast room is L-shaped. A polished granite island has drawers and storage all around. The Rangemaster stove has a backdrop in multicoloured tiling, the floor is quarry-tiled and a single, polished wooden beam runs across the ceiling. A deeply inset window in the dining area has a wooden sill and looks out on the stream with its bridge. Double glass doors lead to the gardens and patio area at the rear of the house.

The stairs to the first floor are lit by a Velux window. Off an initial landing, through double, leaded glass doors, there is a family room with timber floors and skirting and more views of the stream. A short climb to a second landing leads to the opening for that laundry shoot and to the remaining four bedrooms, two with dormer windows, built-in wardrobes and timber floors. A third, smaller bedroom, next to the main bedroom, has an oval-shaped window. The main bedroom has an en suite shower, a pair of washhand basins and recessed lighting. Dormer windows on either side of this room have window seats underneath and there is built-in wardrobe space and shelving. A walk-in hot press off the landing has a generous amount of shelving and there is a shower room here too with wash-hand basin and toilet.
