Fernleigh, the follow-up by Castlethorn Construction to its successful Riverwood development at Castleknock, Dublin 15, is being launched this weekend with 48 two and three-bedroom townhouses in a choice of four different styles. Prices starting at £165,000 should attract both first-time buyers and people trading up or down within the Castleknock area.
Private back gardens and a generous number of standard features will be the main selling points, according to Gerry Leahy of the selling agents Leahy Property Consultants. Two-bedroom townhouses will cost from £165,000. Three different sizes of three-bed houses will be available from £177,000, £185,000 and £195,000.
The site is off Carpenterstown Road, a few minutes by car from Castleknock village and the Phoenix Park. Coolmine Rail Station, Castleknock Community College and Castleknock Tennis Club are all within walking distance. The 48 houses are divided equally between four house types, with assorted roof lines and brick colours. Castlethorn has also painted the wood-panelled front doors in bright primary colours. Architect O'Mahony Pike has designed all the Fernleigh houses with storage cupboards off the hallways, attractive pale wood kitchen units and classic-style mantelpieces fitted with coal-effect gas fires. Every bedroom has fitted wardrobes and there are paved patios in the fenced back gardens.
There are 12 two-bedroom houses of 795 sq ft in this phase, priced from £165,000. These have a traditional layout, with kitchen/ breakfastroom to the front, downstairs lavatory and a rear-facing sittingroom with doors out to the patio. Upstairs, there is a double bedroom with en suite shower and a single room, both with good wardrobe space. The smallest three-bedroom unit measures 980 sq ft and costs from £177,000. The kitchen/breakfastroom is at the front and the sittingroom is a decent-sized room with French doors to the patio. There are two double bedrooms, one en suite, and a good single room.
Slightly larger three-bedroom townhouses of 1,035 sq ft are priced from £185,000. These are particularly comfortable, with a big window on the half-landing. A spacious sittingroom has three windows overlooking the back garden. The kitchen/ breakfastroom is to the front and there are two double bedrooms and one single room upstairs. Twelve three-storey 1,300 sq ft houses from £195,000 have three large bedrooms, where some builders might have squeezed in four. Downstairs has plenty of living space with a good-sized sittingroom and kitchen/ breakfastroom. There is a double bedroom and a larger-than-average single room on the first floor.
The top floor accommodates a huge main bedroom which spans the depth of the house. Velux roof windows, angled ceilings and a wide picture window to the front give this room a luxurious penthouse feel. The en suite is also large, with a double-sized shower. The houses are in a courtyard setting with cobble lock parking bays and small open-plan front gardens. Front areas will be maintained by a management company. The tennis courts and children's play area at the adjoining Riverwood estate will be shared by Fernleigh residents. All 48 houses in phase one will be ready to move into between next March and May. The entire development of 315 houses will be finished within 18 months.
