Dublin 8: from €380,000: Hot on the heels of the launch a couple of weeks ago of Alexandra Walk, an apartment development behind Whitefriars Church, comes Cathedral Court, a new mixed-use development also in Dublin 8.

It's on New Street, which is a continuation on the city centre side of Clanbrassil Street close to St Patrick's Cathedral, and its launch this week signals yet more choice for buyers who have had little on offer in the city centre in recent months.

Prices in Cathedral Court start at €380,000 for one-bedroom apartments - putting them in the range of some first-time buyers. Two-beds are from €490,000, while three-bedroom apartments start at €520,000. When the development is complete it will include retail units, offices and live/work apartments.

The 107 apartments are in six-storey blocks, serviced by lifts and with underground car-parking. As is common in a scheme of this size, the apartments are being released by the sales agent Gunne New Homes in phases and 30 apartments will be on offer this week. The one-bedroom apartments vary in size from 44-67sq m (474-721sq ft) and unusually, in the larger ones, the bedroom features an en suite, as well as a main bathroom. The two-bedroom units range from 66-89sq m (710-958sq ft), while the three-bedroom units have 78-116sq m (840-1,249sq ft).

Most apartments have balconies or terraces and, as the blocks are built around an internal courtyard, this will be landscaped to provide additional outdoor space.

Inside, the specifications are good, with the currently fashionable high gloss cream units in the kitchens, gas-fired central heating, good-looking contemporary tiling as standard in the bathrooms and en suites, and Smarthome wiring.

As a sweetener, kitchen appliances are included for buyers who complete contracts in 21 days. There isn't a car-parking place for all apartments and, again, these are being offered on a first-come first-served basis, so buyers who sign up early will have the option of buying a space at €40,000. As the development is within an easy walk of Grafton Street and the Luas, it's likely that car ownership might not be a priority for buyers. Sherborough Developments is the builder and Gunne New Homes, the sales agent. The show apartments will be on view from today.
