People lucky enough to own a house on Cowper Road in Dublin 6 where a detached redbrick, number 43, recently sold for €6.3 million, will be watching to see if the next house going for auction on the road performs as well.

Number 55, to be auctioned by Lisney on May 27th, has a strong guide of €3 million. It is a more modest home than number 43, and its smaller garden and shared driveway will also have a bearing on the price. However, there is still big demand for family homes in the immediate neighbourhood, which should ensure brisk bidding at the auction.

Number 55 is a good-sized four-bedroom house with around 260 sq m (2,800 sq ft) of living space, a sunny back garden and a useful garden studio suitable for a number of uses.

The owners have lived here for over 20 years and adapted the house a good deal, adding a conservatory and a large sunroom at the back, and converting the garage to its current use as a studio office. It's a comfortable, characterful family home, but buyers at this level of the market invariably make big changes to a house, however they find it.
