DEVELOPERS OF schemes in commuter towns have also cut prices for new launches in 2009.
Kingcroft has reduced prices at Holywell, a scheme of homes in Kilcoole village, Co Wicklow, to coincide with the launch of phase two of the 180-unit development. One-bed apartments are from €260,000 and four-bed detached homes are €494,995. When first launched in 2007 four-bed detached homes were €605,000. Sherry FitzGerald is the agent.
Prices start at €189,000 for one-bed apartments and go up to €349,000 for large three-bed duplexes at The Coach House Yard, Johnstown, Naas, Co Kildare. Finnegan Menton is the agent. The scheme sold quietly during the boom years and only a handful of units remain.
Back in 2006 prices were €270,000 for one-beds and €470,000 for three-bed duplexes.
Finnegan Menton and ReMax are joint selling agents for Teaguestown Wood at the Knightsbrook Golf Country Club on the outskirts of Trim, Co Meath. Nine out of 64 units in the scheme remain for sale. Remarkably, the agents say they have made four sales already in 2009. Prices start at €255,000 for two-bed townhouses. Back in 2006 these sold for €275,000. Four-bed detached houses are priced from €375,000, down from €425,000 and stone-finished five-bed detached houses start at €450,000, down from €550,000, a drop of 18 per cent.
In Dundalk, Co Louth, Kelly Walsh and Property Partners Laurence Gunne are selling homes at Lis Na Dara on Carrick Road. Prices start at €199,000 for two-bed apartments and two-bed townhouses are from €215,000. Prices are down between 19 and 27 per cent and are roughly back to late 2005 prices.
