Citywest: from €195,000: Phase two is under way at The Belfry, Durkin's Citywest development off Citywest Road in Dublin 24. Over 100 units have been sold by Douglas Newman Good out of 700 planned for the entire site.

Price and quality are joint attractions at this scheme being jointly developed by Durkan Homes and Hollioake. Twenty units remain for sale in phase two, in a mix of apartments, duplexes and townhouses.

Citywest is a location on the way up. Infrastructure promises to be excellent, with the Luas, and access to the M50 and N7 already in place. First-time buyers are strongly in contention for 47 sq m (490 sq ft) one-bedroom apartments from €195,000. Also for sale from €272,500 are three-bedroom duplexes of 108.5 sq m (1,168 sq ft) and 97.5 sq m (1,050 sq ft) three-bed townhouses from €287,500.

The Belfry is at the Blessington Road end of Citywest Road, not far from Saggart. Citywest Business Park and the Citywest Hotel and Golf Club are also in the area.

On the Belfry site, fine Durkan brickwork is a feature. Nordic pine windows to the front blend well with the brick and render exteriors and French doors off the townhouse sittingrooms are also pine. Kitchens vary, with beech-look in the townhouses and white units in apartments.

A typical one-bedroom apartment on the first floor has an L-shaped open-plan sitting / dining / kitchen area, centrally-placed bathroom and double bedroom. Three-bedroom duplex apartments have the kitchen / diningroom to the front and a separate sittingroom spanning the rear on the ground floor.

Upstairs, there are entrances to the main bathroom off the landing and the main bedroom (which has a good range of fitted wardrobes). There are wardrobes also in the two smaller rooms and a balcony at this level sits over the downstairs entrance lobby.
