Dublin 18/from €345,000: A mix of one and two-bedroom apartments and three and four-bedroom houses will have a fine fit-out and good landscaping, says Kate McMorrow

Phase two of Carrickmines Manor launches from plans today with the Hooke & MacDonald agency. One and two-bedroom apartments and three and four-bedroom houses are on offer.

This is a very well-located scheme off Glenamuck Road, Dublin 18, with a strong specification and buyers so far are mostly trading up within the locality. First-time buyers are also in the equation.

Pierse Homes and Redquartz Boundary are joint developers on the project.

Building has started and completions are expected from 2007 onwards. This arrangement could suit those planning to upgrade in a year or so.

Prices start at €345,000 for one-bedroom apartments of 49sq m (525sq ft). Two-bedroom apartments of 66-80sq m (710-860sq ft) are priced from €415,000.

Courtyard houses with three bedrooms and 125sq m (1,345sq ft) of space cost from €680,000.

Top-of-the-range are three/four-bedroom three-storey houses of 137sq m (1,470sq ft) priced from €740,000.

Forty apartments and 10 houses are being sold from plans in this phase, out of 350 units in the entire development so far.

The five-storey apartment buildings will be of redbrick and render with jutting bay windows, some facing the mountains and others looking towards the coast.

A roof-high glass atrium will be a striking feature in entrance foyers.

Internal fit-out will be of a high standard, with en suites, balconies able to take a table and chairs and good-sized bedrooms.

Smart modern kitchens will come with granite worktops and Neff appliances. One underground car-parking space is included in the price.

The houses will be set around landscaped courtyards and will face onto open space, with backs overlooking a play area beyond the garden gates. A "lattice" of pedestrian streets will give the development a neighbourhood look.

Landscaping promises to be good, with abundant communal outdoor spaces. Plans are on view during office hours today and Friday and Saturday 11 -1 pm at Hooke & MacDonald's Baggot Street offices.

Tenders have gone out for the construction of the Luas extension, which will include a stop near the M50 exit at Carrickmines. This should be in place by the time Carrickmines Manor is completed.
