A small scheme of smart homes in Shankill comes to the market this week with prices starting at €1.05 million. Lisney New Homes is handling the sale of Roseville, a new development of large four-bedroom homes in Shankill village, Co Dublin.

The infill development is at the end of a small cul-de-sac off Lower Road. A number of small sheds have been knocked to make way for the four houses.

The scheme comprises two detached homes with 173sq m (1,867sq ft), priced at €1.25 million, and two semi-detached homes of 177sq m (1,911sq ft) which cost €1.05 million.

The scheme has been built by Paul Fenlon's ABPF Developments and designed by Brennan Browne Architect.

The houses are all timber frame and have a number of energy-efficient features, including a communal heat exchange system which can reduce heating bills by up to 70 per cent and lowers carbon emissions.

The smart contemporary homes are designed with family living in mind with large living areas, utility rooms and good-sized bedrooms.

The look is crisp minimalism with lots of white, pale timbers and ceramic cream tiles.

The detached homes have three reception rooms - a livingroom to the front of the house, a large kitchen/diningroom to the rear and a sittingroom to the side of the house.

Upstairs there is one single and three double bedrooms. One of the bedrooms has a walk-in wardrobe and the main bedroom is en suite and has a dressingroom.

The semi-detached homes are laid out over three floors and have a large kitchen/diningroom and a large livingroom on the ground floor.

On the first floor there are three double bedrooms (one with walk-in wardrobe).

The top floor is devoted to the main bedroom, which has an en suite bathroom and a storage room.

Kitchens are from McNally and feature high gloss white units with white granite worktops, a central island unit, integrated bin unit and a range of space-saving drawer and larder units.

Buyers will have a choice of solid timber flooring on the ground floor and a low-temperature underfloor heating system has been fitted throughout the house.

All houses have good back gardens with lots of planting, limestone paving and hardwood decking.

There is also a shared common area with a child-friendly woodland garden. There are two designated car-parking spaces for each house.

Roseville is a couple of minutes' walk from Shankill village. Transport links are good - it's close to Shankill Dart station and 15 minutes from the planned Luas station at Cherrywood.
