One swallow doesn't make a summer but yesterday's sale of a D4 mews house needing refurbishment for €1.22 million shows that that, there is some life left in the Dublin property market.

The three-bedroom house at 15B Clyde Lane, overlooking Herbert Park, was lauched on the market three weeks ago by Gunne,with an AMV of €850,000. Selling agent Jackie Connelly got "a lot of calls" about the property and these followed through with several bidders showing up to yesterday's auction.

Meanwhile, in Monkstown, Co Dublin, Colliers Jackson-Stops last week withdrew a five-bed two-storey over garden level house, 5 Brighton Ave, from auction at €1.9 million and sold it immediately afterwards.

Elsewhere, Savills HOK is now quoting €795,000 for 12 Sion Road, Glenageary, Co Dublin - a three-bed bungalow - following its withdrawal at auction last week.

In Co Wexford, a 22-bedroom mansion on 63 acres overlooking Hooke Head Peninsula - Loftus Hall, Fethard-on-Sea, New Ross - sold after auction through Sherry FitzGerald Radford. Also in Co Wexford, a 38.2-acre non-residential farm at Parkannesley, Ballygarrett, Gorey sold for €635,000 through Quinn Property and a 16-acre roadside holding, Scarnagh, Coolgreaney, Gorey, Co Wexford fetched €350,000 through the same agent.
