Rathgar: €3.3m: A substantial redbrick end-of-terrace house at 14 Rostrevor Terrace in Rathgar, Dublin 6, is guiding €3.3 million prior to auction through Douglas Newman Good on October 27th. Eivlín Roden reports
Opposite the driver test centre on Orwell Road and screened behind a private railed park with lawn and spreading trees belonging to the terrace's residents, it's a fine 346sq m (3,725sq ft) Victorian two-storey over garden level home with a long back garden.
Entrance to the house is up a flight of granite steps into an L-shaped hall with a decorative niche. Two very large interconnecting reception rooms at this level have ornate original ceilings and white marble fireplaces - the one in the drawingroom unusual, with carved classical heads and pendant foliage sprays.
Double doors connect the rooms, which are lit by two sash windows to the front and a large bay to the back. These rooms, the hall, stairs and landings are carpeted in red. A smaller room to the left of the staircase, currently used as a bedroom, would make an ideal study. There is another small bedroom on the return and a further three up another flight of stairs.
These are all large, the main bedroom measuring 6.25m by 5.49m (20.6 by 18ft), with two windows to the front and a particularly pretty ceiling rose with an outer ring of delicate sprays and tendrils.
These bedrooms look out onto trees, and give a sense of being miles from city traffic. A toilet on this floor has an old red and blue stained glass window, a flowered china toilet and a wash-hand basin.
Up a short flight of stairs is a roomy family bathroom with black-tiled floor, large shower, and period fittings, including a claw-footed free-standing bath.
The large Aga kitchen has fitted pine presses and an island unit at garden level, with two windows to the front garden. Double doors with modern stained glass lead to a cosy livingroom with a wooden fireplace, large bay window and doors to the back garden. There is another good bathroom, several storage and utility spaces, as well as entrances to the front and back gardens.
The back garden is very large and private. Mostly in lawn, it has a pond and patio. The front garden is gravelled with car-parking for several cars.
