Killiney from €1.25m: The final release at a small upmarket development overlooking Killiney beach in Killiney, Co Dublin, launches at noon today, with a new show apartment open for viewing.

Prices start at €1.25 million at The Court, where a total of 47 luxurious apartments are approaching completion. Joint agents Hooke & MacDonald and Kelly Walsh will be inviting deposits for a small number of large two-bedroom apartments of 120-142sq m (1,290-1,525sq ft). A larger penthouse with outdoor terrace costs €3 million.

The Court is designed around a villa built in 1865 by Sir Thomas Deane, who designed the College of Surgeons and the Museum Building in Trinity College. Developers are Ellen Construction and Rhode Island and design is by architects Henry J Lyons & Partners.

The four-storey over basement development has two blocks standing either side of the period villa. A conservation architect advised on the demolition of recent extensions to the former Killiney Court Hotel and on the restoration of the villa's decorative façade. Three apartments have been created in the villa, which forms an attractive centre-piece.

The apartment blocks have been built on raised podiums to maximise sea views. Their exteriors are of limestone with a combination of honed and sandblasted finishes. Newly planted gardens based on the original grounds will complement existing mature trees on the landward side of the site.

The homes have high ceilings making the most of the views. Rooms are wired for surround sound. Each apartment shares a hallway with just one other.

There is a concierge service at the front entrance and a lift access to an underground car park. Penthouse owners will have access to private roof gardens which will be lawned and planted with trees. Private garden space has been set aside at ground level for other residents.

Oak doors, cornices and skirtings and stone flooring in each hallway sets the tone for the interior. Floor-to-ceiling windows are aluminium on the outside and have a bleached wood effect inside. Smart kitchens come with stone flooring and integrated appliances.

Sittingrooms include a fireplace with gas flame-effect fire. In the bathroom, polished-stone walls match stone floors with under-floor heating and a steel heated towel rail is part of the sale. En suites off the largest bedrooms include large showers and double basins. All bedrooms have wardrobes.

Work is almost finished and buyers can expect to move in as soon as paperwork is completed.
