A new development of detached five bedroom houses costing from £750,000 go on sale on Saturday, September 11th, in Foxrock, Dublin 18. Pavilion Gate, off Carrickmines Road, is being constructed by Mark McInerney Homes in the grounds of Dangan, the home of Dan McInerney, former chairman and managing director of McInerney Properties.

The 10 houses, each 2,634 sq ft in size, are being built in a small cul-de-sac off Carrickmines Road, adjacent to Carrickmines Lawn Tennis Club. The Pavilion Gate scheme borders the large houses on Brighton Road on its eastern side and Brighton Hall to the north.

Three houses are being released in the first phase through selling agent Daphne L Kaye & Associates. Two houses will be ready for occupation in December and a third the following month. All ten homes will be completed by August 2000. The scheduled completion is timed to coincide with the opening of the new Carrickmines Tennis Club pavilion. The club is to have a new entrance on to the cul-de-sac, and the houses will look over the tennis courts and croquet lawn.

The Pavilion Gate houses have been designed by architects McCrossan O'Rourke in a style that emulates the large Victorian properties nearby on Westminster Road and Kerrymount Avenue. The new houses have double bay windows to the front and red brick elevations. Timber verandas and high gables crowned with decorative finials add to the period look.

As would be expected of a house in this price bracket, there is a very high standard of finish inside and out. Attention has been paid to the smallest detail, such as cast iron garden railings which match the barley-twist design of the banister rails. The mature ash, oak and scotch pines sheltering the site, many of which are growing in the garden of Dangan, will be preserved.

Inside, the hallway in each house is made bright by two stained glass panels at each side of a solid oak front door. There is a guest cloakroom off the hall and a deep storage cupboard. All the internal doors are oak, with heavy brass fittings.

The sittingroom and family room are on either side of the hallway overlooking the front of the house. Both have bay windows and there is a marble fireplace in the sittingroom with a curved cast iron insert. Double oak doors connect this room to the diningroom, which has a matching fireplace, and glass doors to a Norman Pratt cedarwood conservatory.

The conservatory has been designed with exposed brick interior walls and has a second glass door leading into the kitchen/breakfastroom. Here, a good range of Poggenpohl kitchen units have grey Corian worktops and stainless steel fittings. A Neff oven, hob and extractor unit, fridge/freezer and dishwasher are included as standard. There is a small utility room off the kitchen and a door to the side passageway.

The stairs have decorative oak banisters and rise to a wide landing, lit by a semi-circular window over the stairwell. There are five bedrooms and a family bathroom on this floor. The main room is at the front and has a dressingroom with fitted wardrobes and a full bathroom en suite. Three other bedrooms are doubles, one of which has an en suite shower, and the fifth bedroom is a single with a wardrobe, shelving and a built-in desk. All the bathroom accessories and sanitary ware in the house are of very high quality, with solid brass taps and shower fittings.

A useful feature of all the Pavilion Gate houses is a 500 sq ft floored and wired attic room spanning the width of the house. This is accessed by a stair ladder and has two Velux windows.

Back gardens vary in size and come landscaped with walls on all sides. To the front, there is a cobblelock driveway and a corner flowerbed.
