PortugalEarly investors in a sale and leaseback development in a five-star resort near Sagres, in the western Algarve, Portugal, are being offered a discount if they put a €5,000 deposit on a property before May 20th.

Agent Colliers Jackson-Stops in Dublin promises pre-release discounts of €11,000 to €30,000 to people who buy a property inMartinhal, where prices start at €220,000 for a studio apartment. One, two and three-beds are also available.

There are two different leaseback options on offer: a 100 per cent leaseback over 10 years with a guaranteed return of 4 per cent per annum for the first four years rising by 0.5% point per year after that, with a break-clause at year five and more unusually, a seasonal leaseback, where resort operator Four Winds contracts to rent the property for between 16 and 24 weeks during the summer season.

Early clients are also promised one free night's accommodation in a guest suite at Martinhal on their first inspection visit.
