Sales Results:Number 21 Auburn Avenue in Donnybrook, Dublin 4, sold under the hammer yesterday for €1.125 million - €150,000 over the AMV quoted by Remax Associates.

While the three-bed 1930s semi-detached house attracted a capacity crowd, it took some coaxing and persuasion from auctioneer Peter O'Reilly before four serious bidders emerged in the auction room.

According to O'Reilly, the long pauses between initial bids showed there was a "lot of nervousness" in the room.

"This is partly because the auction is in August which people aren't used to and also because people are being cautious because the market is slow."

An executor sale, the 109sq m (1,180sq ft) house was built in 1932 by the Civil Service Housing Association and is in need of modernisation. It has a garage and side access and a west facing garden.

In private treaty sales, a four-bedroom detached house at 35 Ailesbury Grove, Dublin 14, has sold in excess of €900,000 through Sherry FitzGerald.

Elsewhere in Dundrum, Oriel, 5A Taney Park, a three-bedroom detached house has fetched a price in the region of €1.7 million through the same agent.

Sherry FitzGerald has also sold 7 Glenard Hall, Goatstown, a four-bedroom semi detached for around €1.2million.

Daphne L Kaye & Associates sold 6 Maple Manor, Cabinteely, Dublin 18, a five-bedroom house, for a price believed to be in the region of €1.265 million.

The same agency has sold a two-bedroom terraced property at The Hedgerows in Foxrock for around €865,000 while in Bray, Co Wicklow, it sold Tudor Cottage, Kilcroney Lane - a pretty two-bedroom gate lodge needing refurbishment for a price in the region of €650,000

Lisney sold a two-bed apartment at 225 Loreto Abbey, Rathfarnham, Dublin 14 for €480,000.
