One of the oldest houses on Albert Road in Sandycove will go for auction on April 4th through Sherry FitzGerald, with an AMV of €2.9 million.
Halfway up on the right-hand side and set well back from the road this lovely double-fronted house is a 19th century addition to the original 18th century farmhouse behind it.
The Victorian front has a part-glazed porch leading into the hall with a drawingroom and diningroom to either side, and two good bedrooms above.
All these rooms have high ceilings and nice proportions with long sash windows and period fireplaces in the reception rooms.
The hall continues on into the old farmhouse and the two combined make for real charm.
A low livingroom has a large window to the garden and on the opposite wall is a built-in bookcase from the Quaker village which is painted a soft green-grey. This room has an open fireplace, down lighters and polished wooden floor. Beside this is a kitchen, designed by Clive Nunn. This includes an oval breakfast table tailor-made for the oval window embrasure.
The kitchen units are Shaker-style topped with the dull patina of Kilkenny limestone. The room also has a double Leisure gas cooker.
Off the kitchen is a sunroom with two windows to the garden, utility cupboards. There is also a shower room here.
A spiral staircase leads up to a landing and bedroom. This section can be self-contained and has its own door to the garden.
On the stair landing there is access to a wonderful studio/study with large window fireplace and two Velux windows in the hipped ceiling.
From here a few stairs lead up to a good shower room and a further bedroom. These three rooms could also make a magnificent main bedroom suite.
