Ardilea Downs: €1.7mTen years ago, the owners of 3 Ardilea Downs searched for a considerable time for a suitable site on which to build a family home. Their 204sq m (2,200sq ft) four-bedroom house at the entrance to Ardilea Downs, off Mount Saint Anville Road, Dublin 14 is now for auction through Lisney on February 15th with an advised minimum value (AMV) of €1.7 million.

They have extended and improved the two-storey double-fronted redbrick house over the years, including adding a timber (double glazed) conservatory at the back, a home office and extending one of the front reception rooms by adding a deep bay window.

In the past three years a smart new maple kitchen with mica granite worktop was installed and this opens into a very spacious and bright family room with double doors to the back garden. There's also a good-sized utility room and the sale includes the appliances. An attractive feature is the recently installed weathered-elm flooring that runs throughout this area.

There are two reception rooms. The larger one on the left side of the hall opens into the conservatory and then into the home office, the smaller reception room on the right hand side has a glazed bay giving it additional light and space.

Upstairs there are three double bedrooms and one single. The main bedroom has an en suite shower room that was recently refurbished in a contemporary style and there is a good-sized family bathroom.

All new owners are likely to want to do is update some aspects of the decoration.

To the front there is off-street parking for three cars and the garden, which wraps around the house, has Liscannor patios and the rest is well-planted with mature shrubs and trees.
