Dublin 14: from €460,000: A new phase of apartments, including penthouses, have come up for sale in the award-winning Ballintyre scheme, writes Kate McMorrow

Southside househunters need little introduction to Ballintyre, a fast maturing Glenkerrin development in Ballinteer, off Ballinteer Avenue in Dublin 14. Being voted Residential Development of the Year at the 2005 Irish Property Awards has also raised Ballintyre's profile.

From the first launch in February 2005, this lightly wooded development has attracted first-time buyers, families and downsizers in equal measure. Phase one sold out within a fortnight on that occasion. 215 apartments and 118 houses have been sold to date.

The majority of residents are from the immediate area, with others attracted by the proximity of the Luas and Dundrum Centre.

Selling agent Hamilton Osborne King is now launching the penultimate phase at Ballintyre, with several show apartments on view from today. A total of 104 two and three-bedroom apartments - including 10 penthouses - are on sale, priced from €460,000 for the two-bedroom units.

These are a good size at 77 sq m (830 sq ft), so living areas and bedrooms are of a decent size and bathrooms are spacious by most standards.

Three-beds range from €555,000 to €590,000 for 97 sq m (1,044 sq ft) of living space, with the higher prices on the third and fourth floors.

Three-bedroom penthouses with 139 sq m (1,500 sq ft) of space and fantastic views over either mountains or city cost from €850,000 to €1.1 million.

Touches such as the hall radiator covers, recessed lighting, integrated appliances and solid wood internal doors give the impression that nothing is skimped at Ballintyre.

Two and three-bedroom apartments have an open-plan living/dining/kitchen, with a full range of kitchen appliances as part of the sale.

Sittingrooms are bright, with large recessed windows opening to a sit-out balcony. A flame-effect fire is also included.

Both bedrooms fit a double bed and have cream-painted wardrobes. Bathrooms and en suites are also larger than usual.

The penthouses are very well fitted out, as befits their price tag. Double doors with leaded glass panels separate the sittingroom from a good-sized kitchen/diner.

American-style fridge-freezer, microwave, oven, hob, dishwasher and washer-dryer are included. A separate utility room is also provided.

All three bedrooms are doubles, with wardrobes in varied designs. Walnut-look wardrobes in the main ensuite bedroom are particularly stylish. Angled ceiling lines and arched windows add character to these top floor units and balconies have good views.

Landscaping at Ballintyre is maturing well. Tall existing trees have been preserved, adding to the sense of an established estate.

Apartments for sale in this phase will be ready to move into from this summer to spring 2007.
