Glasnevin/€1.8m: A new extension to this already large house makes the most of the greenery in the area, says Bernice Harrison

The fine redbrick period houses that line one side of a section of Ballymun Road are some of the largest that the renowned builder Edward Strain built in the Glasnevin area.

Number 15 has been made even larger due to an impressive and particularly attractive modern extension which the owners added in the past couple of years.

The four-bedroom house, which stands on an elevated site, is for auction by Lisney on March 29th with an AMV of €1.8 million.

The original part of the house follows the expected layout. Off the wide hall are two interconnecting reception rooms and there are four bedrooms upstairs, three doubles and a very small single to the front currently used as a dressingroom. There's also a family bathroom in the back return.

The attic has been converted into a room and it is accessed by a decorative (if narrow) spiral staircase. Throughout, the interior design is dominated by rich colours, including extensive use of specialist decorative wallpapers in several rooms which add a luscious feeling, particularly in the main bedroom and diningroom.

The big selling point in this house and the feature that makes it different from other Victorian redbricks is the superb new, mostly timber clad, extension. What would originally have been a kitchen and small scullery at the back of the house was widened and turned into a comfortable family room with access via glazed double doors out onto the side patio. Beyond this room is the new kitchen - fitted with smart contemporary units topped with granite. This opens into a stunning glass-walled diningroom that opens out onto the patio. Beyond this again is a utility room and a sophisticated shower room. Throughout this area there is heating beneath the oak and tile flooring.

The idea behind the extension was to make maximum use of the garden and the smart new diningroom opens out onto a partially covered patio - with heaters built into the roof - and there is a fixed, piped gas barbecue centre that's more sophisticated that many kitchens.

With so much focus on the outdoors, extra care was taken to make it more attractive so there is lighting, an outdoor water feature, planted raised beds and flagstones.
