The ESB Superannuation Fund has secured an 80 per cent increase in rents of two office blocks in D·n Laoghaire which are currently for sale. The Swedish telecommunications group Ericsson has agreed to pay a new rent of £705,000 compared to £392,000) up to now for the two blocks of 33,000 sq ft at the Adelphi Centre. The deal means that the net internal rents will rise from £11.88 to £20.05 per sq ft. for 42 car-parking spaces rises to £1,000 per year. Jones Lang LaSalle is seeking £11 million 11.97m) for the two adjoining blocks which are rented under a 25-year lease with a break option in 2010. A price of £11 million would equate to a yield of 6 per cent. Meanwhile the ESB fund has invested 15 million in the LaSalle Investment Management Euro 5 Fund in a move to diversify its property portfolio. Brendan Donohoe, who manages the property fund, says LaSalle has the experience to source the right products in the five countries concerned.
