The inside of this cottage in Ringsend shows just how deceptive an exterior can be. The owners, who bought 14 St Brendan's Cottage 10 years ago, have extended twice, adding a two-storey extension which makes for a very comfortable and stylish two-bedroom house.
The big selling point will be its very large eat-in kitchen, which at 23ft by 14 ft is unexpected in such a modest looking cottage. In all there is 91 sq m (975 sq ft) of living space. It is for sale by private treaty through Douglas Newman Good who are seeking offers over €465,000.
The livingroom is to the front and it has been floored with beech wood, as has the adjacent diningroom. As well as adding additional space, the emphasis in the renovation was to make the house as bright as possible so the staircase, which is in the diningroom, is open tread and made of pine, and the room features a tall window. Throughout the house there are new hardwood windows, always a welcome choice in the renovation of an old house.
Upstairs there are two bedrooms, one a large single, the other a good-sized double. The bathroom has been smartly fitted out with mosaic tiling. The main bedroom is a lovely room with one wall dominated by glazed double doors which open out onto a decent-sized timber decked, roof terrace. A bit more planting around its trellises and it will be a lovely spot with a view of the adjacent Ringsend Park. A slight oddity is the location of the shower cubicle, which is in the bedroom.

There are attractive touches, such as the mosaic detailing in the tiled floor, as well as a colourful, tiled splashback. The cottage is situated in a small square off Ringsend Road and there is access from the square into Ringsend Park.
