The Nurseries: from €1.65m
The first phase of The Nurseries, a small development of large detached family homes in Delgany, will be launched this weekend by Hassett Estate Agents.
Located just outside the village of Delgany, Co Wicklow, The Nurseries is accessed via Delgany Glen housing estate and will comprise 14 four-bedroom homes arranged around a large green. Nine of these homes will be on sale this weekend from a show house on the site. Prices range from €1.65 million to €1.75 million for the 222sq m (2,400sq ft) homes.
This is the first time out for Wicklow-based developers Lamworth, which has built The Nurseries with families in mind. The scheme comes to the market with good finishes and some interesting extra features.
A large porch with exposed solid timber beam leads to a bright and spacious lobby. A traditional diningroom and a lounge are to the front of the house. To the rear is a country-style kitchen with large black granite topped kitchen island and a sunny breakfast area. An arch leads to a smart livingroom.
The kitchen incorporates polished porcelain tiles, appliances (including an American-style fridge/freezer) and an integrated three-bin recycle unit.
A guest toilet and utility room, with door to side passage, complete the downstairs layout.
A staircase finished in white with solid oak handrails leads to the first floor which has four double bedrooms, two of which are en suite, and the family bathroom. The main bedroom has a large dressingroom with fitted wardrobe space and an en suite with twin hand basins.
Bathrooms and en suites have larger than usual shower units, heated towel rails and under-floor heating. There is a 12-jet whirlpool bath in the main bathroom and a Grohe rain shower system in the main bedroom en suite.
A staircase leads to the attic. Providing an additional 40sq m (430sq ft) to the house, this area has been floored and is divided into a landing area, two rooms and storage. The roof has been designed to accommodate Velux windows, but they are not included.
The rear gardens have an Indian sandstone patio, a lawn area and landscaping. A 300-litre compost bin comes as standard.
Completions are due next spring, according to the selling agent.
Delgany Gate: from €1.55m
Six houses in the sought-after north Wicklow village of Delgany come to the market with knock-out interiors and glamorous home spa bathrooms.
Delgany Gate is the final element of Delgany Wood, a large development of 250 homes between Greystones and Delgany. The 232sq m (2,500sq ft) six-bed detached houses are at the entrance to the development, which is beside Delgany village and within easy reach of Greystones. The houses are for sale through joint agents Sherry FitzGerald New Homes and Lennox Estates with prices from €1.55 million.
Unusually, the houses have pedestrian access to the front and vehicular to the rear. Both entrances have video intercom and remote-controlled gates.
To the front there are two reception rooms, both with bay windows.
The larger, more formal, sittingroom has a gas fire with stone surround and the smaller livingroom has a smart gas stove.
A large, sunny L-shaped kitchen/diningroom spans the width of the house. This superb room has a traditional painted kitchen with a large timber and granite island unit. A large Brittania range cooker is set in a tiled recess with a traditional-style overmantle.
Appliances come as standard and include an American-style fridge/freezer, integrated microwave, dishwasher, coffee machine, TV (which is connected to the CCTV system) and wine cabinet.
Elsewhere the finish includes traditional-style fretwork radiator covers downstairs, a central vacuum system, electric under-floor heating in all bathrooms and integrated sound system and intercom which runs throughout the house.
Five of the six bedrooms are on the first floor. The main bedroom suite is on the top floor and is designed to impress.
The large suite features a dressing area and a home spa complete with sauna, atmospheric lighting and a double bath with underwater lighting.
The rear and front gardens come as standard and feature patio areas and contemporary planting.
A detached garage has double doors and two windows.
